Scheduling Showings
Contact Methods:

- Future responsibility: You may be given access to Chris's Facebook account to message respondents directly
Scheduling Requirements:
- Main House Rooms: Give current tenants 48 hours advance notice (respect existing tenants)
- Vacant Cottages: No advance notice needed
- Preferred Hours: 10am-3pm (daylight hours only)
- Never show after 6pm or at dusk/dark
- Days: Any day of the week is fine
- Confirmation: Always confirm with prospects the day before showing

Property Access
Lockbox Information:
- Location: Attached to wall of one of the cottages
- Code: 2325
- Contains: Keys to main house and currently vacant cottage
- After Showing: Always return keys to lockbox and ensure it's properly secured
Conducting Showings
Preparation:
- Arrive 5-10 minutes early
- Have researched the property thoroughly
- Know current tenant information
- Bring positive, professional attitude
During the Tour (15 minutes typical):
- Be kind and professional
- Show common areas: Kitchen, dining room, living room, porch (for main house)
- Gently qualify prospects: "What do you do?" (occupation)
- Ask about timeline: "When are you looking to move in?"
- Size up compatibility: Will they fit well with current tenants?
Maximize Efficiency:
- Group showings when possible: 2-4 prospects at once
- Single showings are fine too if grouping isn't convenient
End Every Tour:
"If you would like to apply, it's free to do so—would you like to fill out our 2-page application?"
If YES:
Compensation Structure
Base Pay:
- Single showing: $20
- No-show (you showed up, they didn't): $10
Group Showing Bonuses:
- First person: $15
- Each additional person: $5 (up to $15 bonus total)
- Example: 3 people = $15 + $5 + $5 = $25 total
- Example: 4 people = $15 + $5 + $5 + $5 = $30 total
Lease Signing Bonus:
- $50 when any prospect you showed signs a lease
Payment:
- Method: Venmo
- Timing: Per showing basis
Communication & Reporting
Primary Contact:

After Each Showing, Text Report Including:
- Number of prospects shown
- Their occupations (if learned)
- Move-in timeline interest
- Your assessment of fit with current community
- Whether they requested application
- Any other relevant observations
Problem Situations
Lockbox Issues:
- Can't open/code doesn't work: Immediately text Chris at 909-213-2361
- Keys missing: Contact Chris immediately
Difficult Prospects:
- Inappropriate behavior: End tour politely and safely, report to Chris
- Too many questions you can't answer: "Let me connect you with the property manager" and provide Chris's contact
Property Issues:
- Something broken/needs attention: Note it and text Chris immediately after showing
Success Tips
- Be prepared: Study the listings thoroughly
- Be punctual: Arrive early, respect everyone's time
- Be professional: You represent quality management
- Be observant: Your assessment of prospects is valuable
